We provide one simple way to pay. Once instructed we carry out a full tenant finding service to include particular preparation, national exposure, full tenant credit and reference check, an assured shorthold tenancy agreement with a minimum contract period of 6 months and a full schedule of condition.

Notice to prospective tenants - Confirmation of fees

There is a non-refundable charge for this referencing service as follows:

Full Reference - £40.00 plus VAT (£48.00)

In some cases we may require an alternative type of reference and the charges for these are as follows:

Full Reference Plus - £15.00 plus VAT (£18.00)

Guarantor's Application - First guarantor application is free

If first guarantor is found not acceptable by Rent4Sure then the charge for the Second Guarantor's Application is - £40.00 plus VAT (£48.00)

Please note all fees quoted for referencing are per person.

Please note that submitting an application does not automatically mean you will be accepted for the property, the status report will be passed to the landlord for a final decision.

In addition if your application is successful there is an administration charge of £200 + VAT (£240.00) for drafting the tenancy agreement – this fee is per property not per person.

A deposit will be required equivalent to one and a half months rent (unless stated otherwise) together with the first months rent in advance. These will need to be cleared funds on or before the commencement of the tenancy. Please note that all Assured Shorthold Tenancies are for a minimum period of six months.

If you are considering sharing a property please note that all parties named on the Tenancy Agreement are jointly and severally liable to comply with the stated terms within the agreement.

Some of our clients do have specific requirements e.g. non-smokers, no pets. Please check prior to viewing that you would be eligible for the property concerned.

Applications from persons under the age of 18 will not be considered.
