The Property

Over the years the property has been adapted to suit the needs of the current owners and some useful alterations to the living accommodation have been made. As your first enter the property you step into the entrance hall, this is a extension to the original property and now gives access to a study on your left-hand side. The study was formally the garage with the conversion done in 2005 now giving two separate rooms, the study and a very useful utility room. From the entrance hall you step into the main hallway of the property, centrally located within the house and giving access to the main reception room, the kitchen and the utility room. The kitchen is at the rear of the property this room overlooks the rear garden, with a large double-glazed window flooding light in. The kitchen is fully fitted with modern units with integrated appliances and with a tiled floor. From the kitchen, a door leads into a large reception room. The room is open plan and provides a dining area together with the lounge area focused around the chimney breast with the gas feature fireplace. Beautifully decorated and presented the room is a light airy space, from here it leads via double glazed sliding doors into the conservatory. The conservatory is a stunning addition to the house, built in 2000, fully UPVC double glazed, vaulted and with fully fitted blinds, the large south facing room admires the breath-taking view towards the Brecon Beacons, overlooks the garden and gives access directly onto the decked seating area. A lovely space within the house.

Also accessed off the main hallway is a smaller side hall, which in turn gives access to a separate WC and the utility room. The utility room is fitted with wall and base units, with a sink and ample fitted storage cupboards that have plumbing for appliances. It really is a great addition to the house!

Many similar properties built on the development of the same size offer four bedrooms but what is unique about this property is that they did not take the opportunity to squeeze in a single fourth bedroom but rather make the three bedrooms bigger and offer a large landing. The landing is a light space with a window to the front and gives access to all bedrooms and a family bathroom. The master bedroom is to the rear of the property, it is a large double with fitted shower and breath-taking views over the garden towards the Brecon Beacons. If you’re lucky enough to have breakfast in bed then you can enjoy it with a wonderful view! The second and third bedrooms are also large doubles and the family bathroom, which has been recently updated offers a modern white suite with a walk in the shower and separate bath. With fully tiled walls and floors, a heated towel rail and downlighting, it again is a very impressive room.

A great family home which has been improved over the years to offer comfortable accommodation with ample parking, a great garden and fantastic views!

Outside

The Oaks is set back on a corner plot on a small arm of the development of Pontwilym. The access to the property leads down the private driveway, to the parking area which precedes the property. What is certainly a great asset being that you can park two cars side-by-side at the front of the house, therefore not having the hassle of moving a car to get the other out! If you need additional parking or for guests there is plenty of space on the drive to park another two vehicles. At the front of the property there are small raised flower beds and planted borders with a timber fence giving privacy from the property on your right.

To the rear of the property there is a stunning private garden which offers a large flat lawn and impressive decked seating area to sit and admire the view! There are many small storage sheds perfect for all the gardening equipment you will have and a greenhouse. The lovely gardens are all surrounded by a spectacular view of the Brecon Beacons! There are large trees on the edge of the development of Pontwilym giving plenty of privacy and a relaxing feel when in the garden. There is a pedestrian gate leading onto a pathway which runs along the rear of the property which is ideal for access when walking into town.

The Location

The property is located on a popular development on the outskirts the vibrant market town of Brecon, the town itself is a historic Cathedral town where you can wile away the time and lose yourself it its beauty and history as well as the beautiful architecture, its narrow streets and passageways lined with Georgian and Jacobean shop fronts, and in its sense of timelessness. It is a traditional Mid Wales market town, where they are still held every Tuesday and Friday. The River Usk flows through the town and the promenade along the Usk is an ideal area for a gentle stroll, you can even enjoy boating on the river. New additions to the town are Bethel Square Shopping Centre and Theatre Brycheiniog. Just two miles outside the town are the famous Brecon Beacons, these are one of four ranges of mountains and hills in South Wales which make up the Brecon Beacons National Park. the National Park was established in 1957. The Brecon Beacons are ideally located and open all year round, offering a full range of exciting activities.
