The Property

Efail Newydd, which translates as New Smithy, is a substantial detached bungalow set in the heart of the idyllic village of Pont Robert. Beautifully improved and maintained by the current owners this really is a property which must be visited to truly appreciate the setting and accommodation on offer. Approached from a quiet lane the property has wooden gates opening to a smart brick paved driveway providing ample parking and turning space. As you step out of the car you'll notice the tranquility of the area as you take in the surrounding gardens and stunning views. In front of you is a large garage, which was originally intended to be a granny annex so is double skinned, it has a roller door, hot and cold water and plumbing for a washing machine. To your right you will see another very useful building, the field shelter which has power, lighting and is insulated and lined.

The property has many doors opening to the gardens but for the purposes of this tour we'll enter through the dining room. This is a lovely room with large windows looking out to the garden and a double glazed lantern roof providing a real architectural feature. The accommodation has a natural flow to it with the breakfast kitchen being located off the dining room. Fitted with a range of wooden wall and base units with integrated appliances, the kitchen has everything you need, as well as space for a dining table and chairs. Double doors open into the second reception room on our tour, the lounge, a quiet room to relax and watch television or listen to music in. The showstopper however is the next room on the tour, the stunning conservatory. With vaulted ceilings and gorgeous views, this is sure to be where you spend most of your time, whether it be entertaining, reading the morning papers, thumbing your way through a good book or just enjoying a nice cup of tea (or glass of wine depending on the time of day) this room is fitting for all occasions.

As well as ample reception rooms the property boasts four bedrooms. It has two contenders for the title of master bedroom, the first is a good sized double room which has a feature 'Clearview' wood burning stove. It maybe that if your need for bedrooms is outweighed by a desire for reception space, if that is the case this could be utilised as a sitting room, particularly ideal on those cold winter's evenings, the choice is yours. The other contender is another double room which also has the benefit of a well appointed en-suite bathroom. The two remaining bedrooms are both located to the rear of the property with the third bedroom also having the benefit of a fitted double wardrobe. Completing the internal accommodation is the shower room which is fitted with a power shower, wc and washbasin.

Outside you'll find the landscaped gardens to be a real feature of this home. Laid out across different levels, the garden is large but deceptively low maintenance due to the clever design by the owners. There are various seating areas, 'wild meadows' and beautiful colours wherever you look. Fruit trees are aplenty and there is ample space to put vegetable gardens and a chicken run if you really wanted to live out 'the good life'. There's even a little stream at the bottom of the garden just to add to the charm.

This truly is a beautiful home which should appeal to a wide range of buyers, with enough space to be a great family home but not so large it would overwhelm a couple on their own. There's even potential to create and annex so all the family can come together. Whatever your situation, Efail Newydd is most definitely worthy of your consideration.

The Village

Effail Newydd occupies an idyllic village setting within Pont Robert nestled in the picturesque Vyrnwy Valley. The area is renowned for its outstanding natural beauty and is a haven for nature enthusiasts and those of an active disposition. Encompassed by stunning scenic countryside with rolling hill tops as far as the eye can see the village and nearby surroundings are popular with walkers and cyclists and present a variety of outdoor pursuits.

Pont Robert is a close knit and friendly community and embraces the 'laid back', tranquil lifestyle. The village offers a range of useful facilities to include a post office, church, village hall, public house and Welsh speaking primary school, while further recreational and educational facilities are available in Welshpool (11 miles East) and Oswestry (19 miles North). Both offer an excellent range of independent retailers and a number of supermarkets chains. A variety of dining establishments and public houses, a host of community clubs and societies and useful transport links via bus and railway stations.

The Town

Welshpool is the fourth largest town in Powys and as such provides a wide array of amenities. It has good transport links with the Train Station being serviced by Arriva Trains Wales and regular local bus routes in operation to Llanfair Caerieinon, Newtown, Oswestry and Aberystwyth. National Express also run daily links to Shrewsbury, Birmingham and London. The town has good educational facilities to accommodate students up until the age of 18, while there are also nursery and playschool facilities available. At the other end of the spectrum there are residential care homes for the elderly as well as a medical centre. Welshpool is a pretty, rural market town and has much Georgian architecture to admire, other points of interest may lay in the numerous public houses (of which we know of at least eleven), if local history is more your thing then Powysland Museum would be worth a visit, one place you really must visit is Powis Castle, a fortified stately home which is now run by the National Trust. Whatever your pleasure there's sure to be something for everyone, a multitude of interesting, independent retailers share the town with multiple supermarkets and well known high street shops, a newly opened spa accompanies a range of beauty salons and hairdressers to keep you looking at your best. 'The Flash' leisure centre and swimming pool will help you stay in shape, although you may just prefer long walks through the beautiful countryside or along the Montgomeryshire Canal to help with that. With lots of car parks and 45 minutes free parking on the high street the town is ready for you to explore.
