Originally a worker’s cottage for the once nearby Flower Mill, 2 Nantyarion is a charming fully refurbished character cottage, that oozes charm and is tucked away on the outskirts of the popular market town of Builth Wells. Offering three bedrooms, with a beautifully fitted new kitchen, bathroom and with bags of character it really is a super cottage! Couple all this with the modern glazing, central heating, carpets, flooring, decor and landscaped garden you can relax as all the hard work has been done for you!

The Property

Purchased in the later part of 2013, since then the current owners have completely refurbished the cottage throughout. The cottage retains much of its original character with exposed beams on show, together with an exposed stone fireplace but now it is coupled with the modern comforts of double glazing and a modern central heating system, giving the best of both worlds!

As you enter the cottage you step into the entrance hall which has a fitted storage cupboard on your left and doors that lead to both the kitchen and lounge. The kitchen/dining room now offers a beautifully fitted cream fronted kitchen, with ample storage cupboards and an elected oven and hob. Plumbing is in place for the washing machine and dishwasher and with light decor and original beamed ceiling on show it really is a lovely room. From the sink, you have a window that overlooks the rear garden and a door opens to a rear entrance porch. This part of the house offers further potential to improve the accommodation but it currently acts as a store room and gives access from the side pedestrian pathway into the rear garden. The lounge runs the depth of the property and with two windows to the front and French doors to the rear is a light space within the house. The original stone fireplace now has a wood burning stove in place and with the exposed beams and original wooden window sills on show it boasts character.

From the lounge, the stair leads to the first floor and a spacious landing. The first-floor accommodation is again beautifully decorated but yet has plenty of character with the exposed beams on show. The master bedroom is at the front of the property and is a generous double with a fitted storage cupboard over the stair. The second bedroom is again a good sized double room at the front of the cottage. The third is a single, beautifully decorated and overlooking the rear garden, as does the bathroom which now offers a modern white suite with a shower over the bath, with fully tiled walls and floor and a fitted airing cupboard.

A stunning cottage in a great location of the edge of town, one we feel won’t be on the market for very long!

At the front, the cottage is set back form the driveway and benefits from a walled boundary giving a sense of security. The small front garden is gravelled for ease of maintenance. At the rear considerable works have been undertaken to transform the what once was a sloping garden to the flat area you will find today! With a lawn and timber decked seating area you can imagine enjoying a summer here. The garden is well accessed off the lounge with French doors opening out and with an open field behind it is a lovely setting! The cottage also has the right to access the rear via a side pedestrian pathway, ideal for moving things in and out to the back of the house but yet giving a secure garden for children to play.

The Location

The property is located on the outskirts of the town of Builth Wells. The market town of Builth Wells (Llanfair ym Mault) is located at the heart of Powys, Mid-Wales in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – The Upper section of the Wye Valley. Builth Wells is famously known for playing host to the Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year. With a population of around two and a half thousand – the positive impact this has on many local businesses located within Builth Wells is immeasurable. Builth Wells is ideally located in regard to beautiful surroundings with the Elan Valley and Brecon Beacons both just a short drive away.
