The Property

Located in quaint village of Devils Bridge you will find a charming property by the name of Rose Cottage. Rose Cottage has been in the possession of the current owners for 47 years but the time has come to give the opportunity for a new family to make this their home. Being such a desirable tourist destination Rose Cottage would be perfect as a holiday home, although it has been the full time residence of the current owners since they bought it. Regardless of whether you live here full time or part time, you'll just be glad you live here. There's a reason tourists flock to Devils Bridge and as you walk around you'll see why.

Approached from the lane, a gated driveway leads you to the timber garage. As you step out of your car you'll note the peace and tranquility surrounding you. Pretty gardens sit to the front of the cottage and line your walk to the entrance door. A hallway beckons you in, there are receptions rooms to both the left and right, while in front of you there is a fully fitted wet room. You will find the living room on your left, this is a good sized room which has a built in storage cupboard and a multi fuel stove. Windows look out to three aspects including the pretty front garden, while a door takes you straight outside. The living room was a later addition to the original cottage and had a new flat roof last year (2016). The opposite end of the cottage, the original part, you will find the kitchen diner. This room has bags of character, quarry tiled flooring, ceiling timbers, a wonderful wooden staircase and a fabulous stone built fireplace housing a wood-burning stove and bread oven. The kitchen area is comprised of mainly freestanding furniture so there is potential for a buyer to put their own stamp on it. Upstairs you will find more storage on the landing as well as in the loft space. Bedrooms sit either side of the landing and both have different, but equally lovely outlooks.

Outside, the front gardens comprise a neatly mowed lawn with mature borders, a graveled driveway with parking for two vehicles, a garage, a garden shed/workshop with power & lighting and a summer house. A pathway provides access around the exterior of the property. To the side there is a paved patio area, mature borders and a lean to greenhouse, to the rear there are further floral borders. It's worth noting that the current owners have a friendly agreement with a neighbour to use an extra strip of land, there could be potential to carry on this arrangement or even purchase the strip of land.

The Location

Located in Ceredigion, Wales, just 12 miles outside of Aberystwyth, is the stunning and beautiful village of Devils Bridge. This is a quiet and rural village famous for its waterfalls and stacked bridges. Another claim to fame is that Aberystwth, Devils Bridge and the surrounding area is the location used for filming the hit television show Hinterland. In Welsh it is known as Pontarfynach The bridge over the Mynach River. It is also the final stop of the famous and hugely popular Vale of Rheidol steam railway which opened in 1902 and carries passengers from Aberystwyth train station, through the incredible mountains of Rheidol Valley before finishing in Devils bridge where passengers can take a walk along the Nature trail and see the spectacular 300ft waterfalls and the view of the 3 bridges, built one on top of the other, which span the breath-taking woodland. Follow in the footsteps of the monks of past, along the path and descend Jacobs Ladder (100 steps). Cross the humped bridge spanning over the Mynach river at the bottom of the waterfalls and begin to ascend the other side of the gorge. Go into Robbers Cave, an old hideout place next to the waterfall. Devil's Bridge also has a primary school, a couple of places to buy gifts and souvenirs, a fine old hotel with a restaurant and bar, and a few other places to stay.

As mentioned, 12 miles away is Aberystwyth. It is the principal holiday resort and administrative centre of the west coast of Wales. It is also home to the University of Wales Aberystwyth and the National Library. The town is nestled between three hills and two beaches, and hosts some castle ruins, a pier and a harbour. The surrounding hills hold the visible remains of an iron age fort and also a monument to Wellington and once climbed offer stunning views of Cardigan Bay. Aberystwyth is a University town with some seven thousand students, ensuring it a vibrant throughout the year and not just during summertime. It is the centre of local rural life and is visited by many to sample the numerous cafes, bars, and restaurants including, Chinese, Indian, Italian and Mediterranean cuisine. There are numerous primary and secondary schools, a cinema, retail parks, and leisure centre.
