How do Holters offer such incredible value?

People often ask me how Holters can charge so little to sell a property when other agents charge thousands to provide the same service. It really is quite simple, by making a few changes to the way our business runs we can provide a first class service at a fraction of the cost.

The basic principle of any business is to make a profit, to do this you need to make more money than you outlay. One way of achieving this is to charge more for the service or goods you provide, the second option is to reduce your overheads. We chose option two, and rather than be greedy and keep the profits for ourselves we pass the savings onto our clients.

The main change we have made is to cover a wider geographical area from fewer offices. In a former life I used to manage an office for a traditional estate agent, it was one of the company’s smaller offices but it still cost in excess of £100,000 a year to run. Holters cover the same area from a single office as other companies do from 15 offices, you don’t need to be Carol Vorderman to work out the mathematics involved there. If your overheads are in excess of 1.5 million pounds before you even start you need to charge a lot of money for your services.

We have managed to increase our coverage area by making one small change to the way traditional agents work, we ask our vendors to carry out their own viewings. This brings about more than one advantage not least saving yourself thousands of pounds. If you think about it who knows your property better than you? You’ve lived there day in day out, year after year, you can give buyers a personal connection to your home, your neighbours and your community. Another big upside to vendors meeting their buyers is that they form a relationship. The sales process is well documented as being one of the most stressful things you can do, and if you’ve never even met the person on the other side of the transaction it just accentuates matters. By meeting your buyer and getting to know them you create a bond of trust that can make the process more personable and help it to run smoothly.

In spite of what they may try and tell you estate agents don’t have a secret trick for selling your house. It’s not like selling double glazing you can’t use high pressure sales tactics and get a buyer to sign a contract on the spot. The sales process generally takes at least 6 weeks, often longer, that leaves a lot of time for somebody to change their mind and pull out of the sale leaving you with a hefty legal bill to pick up. We like our buyers to be 100% certain they want to buy your home so do yourself a favour and show your viewers round, in the long run this saves you a lot of stress and a lot of money.
